Abacoa is the newer, planned side of town: 2,055 acres developed starting in 1997 on land that once belonged to John D. MacArthur, laid out as a walkable, Traditional Neighborhood Development with Key West-style single-family homes and townhomes, Roger Dean Chevrolet Stadium, and the FAU MacArthur campus at its center. Construction ran in phases through 2016, when Windsor Park closed out new building. Because nearly all of Abacoa went up after Florida tightened its wind-borne debris requirements, impact windows and doors are standard in most of the housing stock rather than an upgrade someone bolted on later.
The older, established side of Jupiter grew up around the Jupiter Inlet starting in the postwar years, with the town's early residential expansion documented from the 1950s and 60s. That stock runs the gamut from modest single-family homes with original aluminum sliders and jalousie windows to gated waterfront communities like Admirals Cove, built later but on the same older side of town, with deep-water dockage and championship golf as the draw rather than walkability. The contrast with Abacoa isn't just style, it's a real gap in what code applied when the glass first went in.
Local Realities
Jupiter is a genuinely coastal town, and an unusual one for this stretch of Florida: it sits on the mainland rather than a separate barrier island, with Atlantic beachfront, the Jupiter Inlet, and the Loxahatchee River all running through town limits. Homes and older condos close to the inlet and the beach take the full brunt of salt air on aluminum frames, hardware, and screws, the same corrosion pattern I see in every coastal Palm Beach County town, just concentrated hardest right around the inlet itself. Abacoa sits further inland, west of I-95, and while it still deals with Florida heat and humidity, it isn't taking the same direct salt exposure as a house three blocks from the water downtown.
Gated communities here run their own approval process for exterior work, and it isn't uniform. Admirals Cove has an architectural review committee that signs off on exterior changes, which can include window and door replacement, and Abacoa's HOAs govern the Key West-style exterior look across its neighborhoods too. What gets fast-tracked in one community can require a full submission packet in another, so I tell people to check their specific association's rules before assuming a straightforward swap.
Jupiter
The Jupiter Inlet Lighthouse, completed in 1860 under Captain Edward A. Yorke and first lit that July, is the oldest extant structure in Palm Beach County. No other city in this service area has a building anywhere close to that age still standing. The 108-foot brick tower and its Fresnel lens have been marking the inlet for over 165 years, and the lighthouse and surrounding park are still a working landmark, not just a historical marker.
That history is part of why Jupiter's oldest housing stock, clustered around the inlet where the town's postwar growth started, is genuinely older in code terms than what you'll find in most of the county's newer service-area cities. It's a fact specific to this stretch of coastline, not something that applies anywhere else on this list.
